  • A home inspection is a non-invasive examination of a property's accessible components to determine its condition at the time of the inspection. It covers key areas such as the roof, exterior, structure, plumbing, electrical, HVAC systems, interior, built-in appliances, and safety features. While thorough, it does not include specialized testing or inspections (e.g., mold or pests) unless specifically arranged.

  • Not all home inspectors in the Cayman Islands are the same. Our inspectors are professionally certified by InterNACHI (International Association of Certified Home Inspectors) and licensed through the American Society of Home Inspectors (ASHI). This means you can have full confidence that we are qualified, experienced, and regulated by time-tested U.S. licensing and standards.

  • A typical Cayman home inspection requires about two to three hours to complete on-site, depending on the size and age of the home. Larger, more complex homes require more time.The condition of the property and related systems also affects inspection times. 

     After the on-site inspection has been completed, the inspector will prepare a comprehensive report with photos and related commentary. The report will be confidentially delivered electronically, direct to your email, or in paper form if desired.

  • You are welcome to attend if you wish, but it is not necessary. Our team is fully equipped to handle the inspection independently and will provide you with a detailed report, complete with photos and clear explanations of our findings. This ensures you have all the information you need without needing to be onsite during the process.

  • The cost of a home inspection varies relative to two main factors: size and age of home. Most home inspections average CI$700, but some inspections fall outside of that range because of size and/or age of home and additional inspection services added.

  • We accept major credit cards, bank transfers, local checks and cash.

  • Yes. If utilities aren't on, we will accommodate your schedule for another more appropriate date and time.

  • Yes. In addition to Structural and seven other components of a property, the Electrical, Plumbing and Air-Conditioning are considered major components, and we will always test the functionality, potential defects and safety of these systems.

  • Yes, a home inspection is different from a property appraisal or valuation. A home inspection focuses on evaluating the condition of the property's systems and structures, identifying potential issues, and providing in-depth information about the property. In contrast, a property appraisal or valuation determines the market value of the property based on factors like location, size, and comparable sales in Cayman. Both serve distinct purposes in the buying process.
